How long does a flat roof last?
A properly laid GRP roof is generally good for 25 years and more, and high-performance felt systems 15 to 20. The old-style single-layer felt roofs that fail in a decade are what gave flat roofs a bad name; the materials have moved on a long way. Whatever we lay is guaranteed and we tell you the realistic life, not the brochure number.
My flat roof ponds water. Is that a problem?
Standing water is not an instant failure but it shortens the life of any covering, finds every weak seam and adds weight. If a roof ponds badly the falls were wrong from the start, and the right fix when it is re-covered is to re-board with tapered falls so the water finally has somewhere to go.
Can you repair a flat roof or does it always need replacing?
Splits, blisters and failed laps on a roof that is otherwise sound can be repaired, and we do it regularly. If the deck underneath is soft or the covering has failed generally, a repair only moves the leak. We lift a corner, look at the deck and give you an honest answer.
GRP or felt, which should I have?
GRP for most house extensions and anywhere you look down on the roof, because it is seamless, handles foot traffic and looks sharp. Felt earns its keep on garages and outbuildings where budget leads. We price both if you want to compare.
Do you replace the copings and fascias as well?
Yes, and on parapet roofs we usually recommend it. New coping stones bedded and pointed, or fitted dry on brackets, finish the job and protect the brickwork below. There is no sense putting a 25-year roof under a failed edge.
