How Much Does a Re-Roof Cost in the UK? A Yorkshire Guide

A full re-roof is one of the largest repair bills most homeowners face, and quotes can vary by thousands for what looks like the same job. This guide explains realistic price ranges, what actually drives the cost, and the local factors that matter if you live in and around Bedale and North Yorkshire.

Typical price ranges by house type

For a full strip and re-roof using concrete interlocking tiles, most UK homeowners can expect prices in the following bands. These include scaffolding, a new breathable membrane, new battens, labour and waste removal, but they are guides only. Your roof's shape, access and condition will move the figure either way.

Switching to natural slate or clay tiles typically adds 30% to 60% to these figures, and reclaimed or natural stone slates can cost considerably more again.

What drives the cost up or down

Roof area is the obvious factor, but pitch and complexity matter almost as much. A simple gable roof is quick to strip and tile. Hips, valleys, dormers and chimneys all need extra cutting, flashing and leadwork, which adds labour time.

Scaffolding is usually a significant chunk of the bill, often £1,000 to £2,500 for a typical house, and more if access is awkward, the property is tall, or the scaffold has to cross a neighbour's land or a public footpath. Once the old tiles are off, the condition of the timbers is the biggest unknown. Rotten rafters or a sagging ridge will need repairing before anything new goes on, so a good roofer will price this as a provisional sum rather than guess.

Local factors in North Yorkshire

Around Bedale, Northallerton and the surrounding villages you will find a mix of Welsh slate, clay pantiles and concrete tiles, plus stone slate roofs on older properties towards the Dales. If your home is in a conservation area, such as parts of Bedale town centre, or within the Yorkshire Dales National Park, you may need to match the existing material and could need consent before changing it. Always check with the local planning authority before committing to a cheaper alternative.

Exposed rural sites also see higher wind loads, so fixings and ridge details need to meet the current BS 5534 standard. That often means mechanically fixed ridges and more tile clips than an older roof had, which is worth it for a roof expected to last decades.

Bats are protected by law and often roost in older roofs in rural areas. If there are signs of bats, a survey may be needed before work begins, which can affect timing as well as cost.

Reading and comparing quotes

A cheap quote is only cheap if it covers the same work. Ask each roofer to itemise their price so you can compare like for like. A detailed quote should state the tile or slate being used, the membrane type, batten grade, how the ridge and verges will be fixed, and what happens if timber repairs are needed.

Re-roofing more than a quarter of a roof usually falls under Building Regulations, including thermal requirements. Check whether your roofer will notify building control or register the work through a competent person scheme, and make sure you receive the completion paperwork. You will want it when you sell the house.

Questions

Asked and answered.

How long does a re-roof take?

A typical three-bed semi usually takes one to two weeks once the scaffolding is up, though weather and any timber repairs can extend that. Larger or more complex roofs can take three weeks or longer.

Can I just replace the damaged tiles instead?

If the problem is limited to a few slipped or cracked tiles and the membrane and battens are sound, a repair is often the sensible choice. When tiles are failing across the whole roof, or the old felt has perished, repeated repairs usually end up costing more than a re-roof.

Is it cheaper to re-roof in winter?

Some roofers have more availability in the quieter months, but short days, rain and frost can slow the work down. It is usually better to book based on the roof's condition than to chase a seasonal saving.
